Terms of Use

These Terms of Use govern your access to and use of the One Royal Real Estate website (the "Site"). By accessing or using the Site you agree to be bound by these terms. If you do not agree, do not use the Site.

The Site is operated by One Royal Orient LLC, a limited liability company registered in the Emirate of Dubai, United Arab Emirates (registered office: Office 101, Dubai, UAE). One Royal Real Estate is a trade style of the same company. Throughout these terms, "we", "us", and "our" refer to One Royal Orient LLC; "you" and "your" refer to the visitor accessing the Site.

You must be at least 18 years of age and capable of entering into a binding agreement under UAE law to use the Site for inquiries or to submit a form. By submitting a form you represent that you meet these conditions.

Property listings on the Site, including their photographs, prices, availability, area figures, and editorial descriptions, are illustrative only and do not constitute a binding offer to sell, lease, or otherwise transact. A property is reserved only when a written reservation agreement is signed and earnest money is received in accordance with the applicable Dubai real-estate regulations (RERA registration, Ejari for tenancies). We make every reasonable effort to keep listing data current but do not warrant that the Site is free from inaccuracies.

All content on the Site — including text, photography, illustration, logos, layout, source code, and the underlying selection and arrangement — is owned by One Royal Orient LLC or licensed to us, and is protected by UAE copyright and trademark law. You may view, download, and print pages of the Site for your personal, non-commercial use only. You may not reproduce, republish, distribute, or commercially exploit any part of the Site without our prior written consent.

When you submit information through any form on the Site, you grant us a non-exclusive, worldwide, royalty-free licence to use that information for the purpose of replying to your inquiry, performing any agreement we enter into with you, and complying with our legal obligations. You confirm that the information you submit is accurate and that you have the right to share it. We may use anonymised aggregated metrics derived from form submissions to improve the Site; we will not republish identifiable submissions.

You may not use the Site to: (a) submit false, misleading, or fraudulent information; (b) impersonate any person or entity; (c) attempt to gain unauthorised access to any part of the Site, our systems, or another user's account; (d) interfere with the operation of the Site, including by automated scraping, denial-of-service activity, or circumventing security measures; (e) use the Site in a way that violates any applicable UAE federal or Emirate-level law, including the UAE Cybercrime Law (Federal Decree-Law No. 34 of 2021).

The Site may link to third-party websites that are not under our control. We provide those links for convenience only and do not endorse the content, products, or services offered there. Your use of any third-party site is at your own risk and subject to that site's terms.

The Site is provided on an "as is" and "as available" basis. To the maximum extent permitted by UAE law, we exclude all warranties of any kind, express or implied, including but not limited to merchantability, fitness for a particular purpose, accuracy, completeness, and non-infringement.

To the maximum extent permitted by UAE law, in no event will One Royal Orient LLC, its officers, directors, employees, or agents be liable for any indirect, incidental, special, consequential, or punitive damages, or any loss of profits or revenues, arising out of or relating to your use of the Site, even if we have been advised of the possibility of such damages. Our total aggregate liability for any direct damages will not exceed the amount you have paid to us, if any, in the 12 months preceding the event giving rise to the claim. Nothing in these terms excludes or limits any liability that cannot be excluded or limited under UAE law.

You agree to indemnify, defend, and hold harmless One Royal Orient LLC and its representatives against any claim, demand, loss, liability, damage, or expense (including reasonable legal fees) arising out of or relating to your breach of these terms or your unlawful use of the Site.

We may amend these terms from time to time. The amended version takes effect when it is posted on this page. Continued use of the Site after the amendment date constitutes your acceptance of the amended terms.

These terms are governed by the federal laws of the United Arab Emirates and the laws of the Emirate of Dubai. Any dispute arising out of or in connection with these terms will be submitted to the exclusive jurisdiction of the Courts of Dubai.
